February Market Overview
Last month, market optimism surged as mortgage rates started to decline and agents and brokers welcomed the approach of a new year. The positive sentiment continued and grew in January. The percentage of agents and brokers expecting high to very high buyer activity in the next three months jumped to 46.8%, the highest it has been in seven months.
As more buyers join the market with dropping rates, competition will increase for the limited housing stock in the Mid-Atlantic. The spring buying season should be busy, and as demand increases, all the challenges that come from a lack of supply will compound with additional buyers.
Yet it won’t just be more buyers participating - the outlook for seller activity also improved! There is anticipation for high to very high seller activity in the next three months!

February Home Maintenance Checklist
Rotate Your Mattress: Help your spine out and prolong your mattress by rotating or flipping it at least once a year. Your body and wallet will thank you for it.
Deep Clean Your Garbage Disposal: This should take less than 10 minutes! Cleaning the garbage disposal is often overlooked, but it’s an essential home maintenance task. Sprinkle half a cup of baking soda with white vinegar and allow the baking soda and vinegar to sit for 10 minutes. Power on the disposal and allow hot water to wash away the vinegar and baking soda mixture - easy!
Touch Up Interior Walls and Doors: Two words - MAGIC ERASER (*not sponsored, we are just HUGE fans)! It’s such an amazing tool - wall marks will virtually disappear! *Be sure to test a small area with light pressure before use. Not recommended for certain surfaces.

Seal up windows that aren’t working well with caulk and upgrade any tired insulation — your house will love it and you’ll thank yourself later.
Mood Lighting: What’s more romantic than some warm, intimate lighting? This Valentine’s Day, invest in new light fixtures to bring a new glow and and energy to your space. Whether you want to add some recessed lighting to your kitchen, or just get a few new lamps for your main living space, lighting can completely transform a room for the better! Show some love to the environment through your lighting choices — replace old bulbs with energy-efficient fluorescent bulbs that will also save you money.
