April Market Update
Quarter 1 of 2024 started off with a bang!! Right out of the gates, the Real Estate market went crazy! Very low inventory and stabilizing interest rates lead to an absolute boom in competition, multiple offers on listings, escalations in price etc. We’ve been saying this for a while, but it can’t be overstated — it’s a fabulous time to sell your home IF you’re ready. With the right team in place (yes, us), sellers can write their own ticket.
However, we have had multiple BIG wins for buyers this quarter as well! Supply and demand is dictating to us that we won’t see home prices coming down anytime soon, so buyers are jumping back in the market NOW!
How fortunate are we all to live in an area that has been so stable in our home values for many years now? Our DC Metro area is incredibly transient, which continues to keep our confidence in Real Estate investing as a strong option.

April Home Maintenance Checklist
Fix the fence: If your fence looks grungy, scrub and hose it off, or use a power washer. Then consider applying a fresh coat of stain or paint, but only if it’s already painted (paint can peel and might need more maintenance than a stained or naturally weathered fence). If the fence is wobbly or leaning, check for rotted posts.
Clean and reseal the driveway: Re-seal your asphalt driveway in late April if stones are visible. Purchase sealer, then adhere to label instructions, ensuring at least two dry days and mild nights for application. Use a primer for oil stains and a suitable crack-filler for any pavement cracks.
Tune up outdoor furniture: Get outdoor furniture ready for spring and summer! Clean mildewed teak wood with a teak cleaner and a synthetic or brass pad. Remove rust from wrought iron, prime, and repaint. For strap or plastic wicker, replace brittle parts with new vinyl strapping. Clean plastic furniture thoroughly, and if needed, refresh with primer and paint or spray paint designed for outdoor use.

As outdoor entertaining season approaches, consider giving your space a refresh. Whether you have a small patio space or a full backyard kitchen area fit for large dinner parties, outdoor living experts suggest keeping these outdoor living trends top of mind.
Put Function First: Begin by considering the purpose of your outdoor area, including its users and peak usage times. Create distinct zones for activities such as lounging, cooking, and entertaining to inform your layout and furniture choices, incorporating elements like outdoor rugs, sofas, dining sets, and water features for a comprehensive approach.
Protect Your Space From The Elements: To enjoy your outdoor space all year, protect it from weather and pests with covered decks and retractable screens. Add heaters or ceiling fans based on your climate for extra comfort.
Mix It Up: Woven accents and an industrial style will also be incredibly popular for gardens in 2024. Essentially, a mix of materials including rattan, metal and wicker or rope is what you are looking for.
